This movement of water through concrete is the primary mechanism behind reinforcement corrosion, carbonation, freeze-thaw spalling, and the structural degradation that shortens the service life of concrete structures.
nIn NSW’s coastal environment u2014 where airborne chlorides accelerate reinforcement corrosion u2014 and in the state’s wet-season conditions, unprotected concrete degrades significantly faster than the design life assumes. Infrastructure built to last 50 years can show significant deterioration within 20 years when concrete waterproofing is omitted or applied inadequately.

nSilane and Siloxane Penetrating Sealers
nApplied to above-grade concrete surfaces, silane and siloxane sealers penetrate 5u201315mm into the concrete matrix and react with the substrate to form a hydrophobic lining within the capillary structure. This lining repels liquid water while allowing water vapour to escape u2014 preventing the blistering and delamination that occurs with surface-only coatings. Sika’s Sikagard 680 S (100% silane) is our primary product for concrete bridge decks, retaining walls, precast panels, and exposed structural concrete in coastal environments.
Crystalline Waterproofing Systems
nCrystalline waterproofing is applied as a slurry to concrete surfaces (or as an admixture in fresh concrete) and works by reacting with free lime and moisture in the concrete to form insoluble calcium silicate hydrate crystals that block capillary pores permanently. Unlike surface coatings, crystalline products become part of the concrete u2014 they self-heal if new cracks form, provided moisture and unreacted cement are present. We use Sika WT-200 W (concrete admixture) and SikaTop 122 Plus (surface-applied slurry) for below-grade concrete waterproofing applications including lift pits, basement slabs, and water retention structures.
Polyurethane Crack Injection
nFor active cracks and failing construction joints in concrete structures, we use Normet’s injection resin range. Normet TamPur 116 is injected under high pressure into crack and joint pathways, where it reacts with moisture and expands to form a flexible, waterproof seal. This method is used ahead of surface waterproofing treatments to arrest active water ingress before the main system is applied.
Cementitious Coating Systems
nFor negative-side waterproofing of below-grade concrete walls and floors, we apply cementitious multi-coat systems including Tremco Thoroseal and SikaTop 122 Plus. These systems create a rigid, bonded waterproofing layer that resists hydrostatic pressure from the outside while being applied from the inside u2014 the correct approach for existing basements and underground structures where external access is not available.

Tremco TREMproof 60 is used for liquid-applied membrane applications, Tremco Paraseal LG for external below-grade membrane systems, and Tremco Dymonic 100 for high-movement construction joint sealant. Tremco’s products have been specified on major Australian commercial and infrastructure projects for decades.

nWhat is the difference between a concrete sealer and a concrete waterproofing system?
nA sealer is typically a surface-applied product that provides a degree of water repellency to the concrete surface. A waterproofing system u2014 particularly crystalline or cementitious u2014 provides a more comprehensive, through-thickness protection that resists hydrostatic pressure. For above-grade concrete exposed to rain, a silane sealer is often appropriate. For below-grade concrete subject to groundwater pressure, a full waterproofing system is required.
How long do concrete waterproofing treatments last?
nThis depends heavily on the product type and the exposure environment. Silane penetrating sealers in normal atmospheric conditions typically last 10u201315 years before reapplication. Crystalline systems, once formed, are permanent within the concrete matrix. Cementitious coatings on below-grade walls can be expected to perform for 10u201320 years in normal groundwater conditions. All products we use carry manufacturer-specified service life data.
Can concrete waterproofing fix an actively leaking structure?
nActive leaks (flowing water) must be arrested first u2014 typically with polyurethane injection (Normet TamPur) u2014 before surface waterproofing systems are applied. Applying a cementitious or crystalline coating over an actively flowing leak will not achieve a watertight result. Our assessment will identify active leaks and include injection treatment in the scope before the main waterproofing system.
Do I need to close my carpark for concrete waterproofing?
nFor injection work on specific crack and joint locations, carpark closure is typically not required u2014 we work on sections at a time. For full-deck coating systems (polyurethane deck coatings requiring full application), staged closure of sections is usually arranged in consultation with the building manager. We provide a detailed traffic management plan for all carpark projects.
Is concrete waterproofing required by Australian Standards?
nWaterproofing requirements for concrete structures are referenced in AS 3600 (Concrete Structures), AS 4654 (Waterproofing of External Above-Ground Structures), and project-specific specifications. The NCC also references waterproofing requirements for habitable below-grade spaces. We will advise on the applicable standard for your specific project type.
